Real Estate Owned or REO properties are becoming popular both for new and experienced real estate investors. REOs are properties returned to the bank after attempts to sell the property through auction failed.
There is a reason for a number of reo properties. Most large banks even allocate an entire department to manage these properties. List of REO’s tend to accumulate when properties are not sold during a foreclosure auction.
The reason for increase in the number of reo properties can be brought about by the fact that the property isn’t worth more than the mortgage amount. The reason it is not sold on auctions. The property becomes bank owned and adds to the long list of properties waiting to be sold in the open market.
The time involve in buying an reo is the same as buying from a retail seller. The banks are anxious to get rid of the properties and would do everything to get rid of them fast. Banks are not in the business of keeping the properties and would want to focus on their main business.
Banks do not earn income from REO properties. If left unoccupied, these properties are subject to fast deterioration and vandalism. This is the reason why banks would sell the property even below the market value to expedite the selling process. These reasons indicate that it is better to invest in REO properties than purchase real estate by foreclosure or short sale.
Dealing with REO properties is a good choice for real estate investors. They can save money from acquiring these properties and can use the money saved on the repair and development of the property to make it worth even more.
Competition in buying bank owned properties is extremely high. Some beginners gives a very low offer without being aware of the competition against cash investors.
Foreclosure properties are not only sold by real estate investors but by the Government itself. They find REO as a great investment opportunity and search for these properties very so often and motivate people to be involved in the business.
